Most people call us about “dirty windows.” When I arrive and see white haze that doesn't come off with a standard squeegee pass, I know we're dealing with one of two things — and the treatment is completely different.
Hard water staining is mineral deposit buildup on the glass surface — calcium and magnesium from Toronto's tap water and acid rain. It responds to a pH-balanced descaling solution applied with a non-abrasive pad. We see this constantly on Rosedale bay windows that haven't been professionally cleaned in two or three years.
Mineral etching is different — that's when the minerals have actually bonded into the glass matrix. You can feel it with a fingernail. At that stage, restoration requires cerium oxide polishing compound and a rotary tool. It takes three times longer and costs accordingly. The honest answer is: don't let it get there. Quarterly cleaning on any building with exposed south or west-facing glass prevents etching entirely.

Q. You manage four condo buildings on King West. What made you switch to a dedicated window cleaning contract?
The previous approach was reactive — residents complain, we call someone, they quote us a number that varies wildly. With Squeegee on quarterly contract, I know the cost in January for the whole year. I can budget it. And honestly the complaints stopped. When your lobby glass is clean, the whole building feels maintained.
Q. What does the rope-access certification mean to you as a property manager?
It means I'm not signing a waiver hoping nothing goes wrong. IRATA certification is internationally recognized — it's the same standard oil platforms use. When my board asks about liability, I can show them the documentation. That conversation used to take twenty minutes. Now it takes two.
